To the residents of Chestermere:
I would like to respond to the previous letter from Mike Ranger that was published opposing the re-zoning of the 2 lots next to Anniversary Park.
I am the applicant and owner of the property next to Anniversary Park and my son owns the second property next to the park, these are the 2 properties in question. I am being portrayed as a big developer trying to exploit the residential lakefront lots, however, this truly is an inaccurate depiction.
I love Chestermere and have enjoyed living here for over 20 years, and plan to stay here for many years to come. The last 12 years I have lived on the lake directly across from the Community centre, and still currently reside in the 3rd lot next to Anniversary Park which will directly side on to this proposed commercial development. Over the last 12 years of living across from the Recreational complex, I have experienced the expansion of the arena, the addition of more and more events held at this location every year (winter and summer), the growth of the population from 2000 to over 15000, and the expansion of all the retail developments across the 1A highway. All of this has significantly changed the landscape of the residential homes in Chestermere, on and off the lake, and in particular these two lots. I don’t want to see residential lots re-zoned on the lakefront any more than other lakefront owners or Chestermere residents, however, this is not like other residential spots on the lake. This site is on the corner of a major highway, surrounded by commercial spaces and public parks, and is in desperate need of amenities to enhance the existing facilities.
Due to the already existing commercial sports complex, and now with the expansion of Anniversary Park, I believe these 2 lots are better suited as commercial. With the numerous events held here year-round, peak traffic significantly impacts the residential appeal of these properties. As such, they have been exceedingly difficult to sell as residential homes. Commercial re-zoning at this particular site is thus suitable and appropriate. This does not set any precedents to any other lake front locations nor does it cause “a sudden impact or change” to the residential homes siding onto this location due to the reasons stated in the paragraphs above.
Again you project the “fast food” McDonalds type development, however, this is again and I emphasize, not true, and has been addressed by Council more than once. I myself, as the owner next to this site, would also oppose this. I know another fast food takeout is NOT what Council wants or would allow at this location. You said Mayor Matthews had good judgment in the past, and I hope that you would instill confidence in Council’s ability to uphold the best interests of the people of Chestermere as they have direct control of what the use of this site will be.
Having commercial property siding onto the Anniversary Park and across from the arena will allow for essential services to be provided to these already transforming areas. It will enhance the experience for patrons, improving safety for foot traffic, and completing the feasibility of the development project. A well designed family restaurant is an example of a type of business suitable for this location (at the discretion of Council) enhancing the area, and providing a much needed and welcome service for everyone to enjoy.
