development will only add to traffic and congestion

Good morning
I have some comments on the letter to the editor that Mr. Priolo wrote in defense of re zoning his 2 properties in the town of Chestermere.
Mr. Priolo wrote that because that corner is surrounded by a highway and commercial it makes sense to rezone his 2 lots. It was stated that that he could not sell the two properties as residential, even after he did a major Reno on the one lot about a year ago or so. So other arrangements were made to turn it into a restaurant now that the family would own.
He did not think about that before??
He mentioned the development will enhance the business in that area, but to what impact to the residents already in the area. There are plenty of eating facilities within walking distance in the area already.
People will be from Calgary to visit the “beach area” and will bring lunch or have their own food. The local people will go back home for lunch or so as most of them will be with kids.
All the food they will buy will come from Tim Horton or A&W
Any development will only add to the traffic and congestion to an already busy traffic area with the only way in and out is West Chestermere Dr.

It was mentioned that the development would improve safety for foot traffic. Right now there are no sidewalks on that side of the street. The only side walk is from the beach to Tim Horton’s, A&W and other eating establishments that will not have the bottle neck proposed so people will go there. The walking public will have to be very aware of the heavy traffic in front and behind them.

He is also talking about good adjustment by the Town council.
If they have any good adjustment, no zoning should be allowed for this additional business. as it will get busy with the beach park mainly with parking, keeping it under control and keeping it clean. Parking alone will be enough of a headache.

So a full-fledged restaurant as is being proposed will not get rich on them, so than it will be turned in a BAR to make some money!
Yes, I agree we do need a full-fledged restaurant, but across the highway they have lots of parking, and this place never will have enough parking with or without a beach area

I see a second reading has passed, I know the Town needs extra property taxes, I hope that that is not the main reason for some of the councilors voting for this development.

a concerned home owner.
