Bridges of Langdon Conceptual Scheme approved by the County

The plan provides guidance for future redesignation, subdivision and development of southwest Langdon

Rocky View County Council approved the conceptual scheme for a new mixed-use community development known as the Bridges of Langdon at the Dec. 13 Council meeting.“There’s lots of park area there’s lots of pathways,” said Rocky View County Councilor Rolly Ashdown.
The scheme was passed with amendments proposed by Ashdown that will see increased circulation of information to area residents.
He also added an amendment to increase the number of pathways in the proposal.
“Make sure there were sidewalks on both sides of the street and stuff like that,” said Ashdown.
The scheme will provide guidance to county planners and developers on the future redesignation of the area as well as subdivision, and development permit applications within the plan area.
Bridges of Langdon is proposed for the land on the southwest edge of Langdon and will allow for the development of a mixed-use residential community that will have recreational amenities along with small scale commercial development.
There is still a lot of work to be done before residents will see any construction in the area.
Ashdown said that the development will be done in, he believes, 10 phases.
“The plan is sort of like one per year,” he said.
Planning steps that still need to be done for each phase include: redesignation, subdivision, development permit application and building permit application.
Any developer that wishes to build must apply to the county to have the land redesignated to an appropriate land use that allows for subdivision and development.
A public hearing process will be done prior to Council approval.
“You’ll see basically a phase a year for the next decade or so,” said Ashdown.
County communications staff said that no land use redesignation application has been received by the County for Bridges of Langdon.
As development starts to occur, Ashdown will be encouraging developers to maintain he large lot sizes so that the new development will keep Langdon’s small town feel.
“I’ll be insisting on it,” he said.
“That’s what gives us our sense of community out there,” said Ashdown.
