Property owners across Chestermere are beginning to receive their 2025 property assessment notices in the mail, as part of the city’s annual assessment process.
The City of Chestermere announced last week that assessment notices have been sent out and encouraged all residents to review their property details carefully. Assessments can be viewed online through the city’s website, and property owners are being urged to ensure the information is accurate.
“If you have any questions or concerns, you may contact Accurate Assessments directly at 1-877-438-2305 or bob@aag-gis.com,” the city posted on its official social media channels. Accurate Assessments Inc., a professional property assessment company, is responsible for completing the evaluations on behalf of the city.
To help answer residents’ questions, the City has also scheduled a series of open houses at City Hall where property owners can meet directly with assessors to review their assessments. These open houses are designed to give residents a chance to better understand the process and address any potential discrepancies before the complaint deadline. The open house dates are as follows:
Wednesday, April 24, from 1 p.m. to 7 p.m.
Thursday, April 25, from 9 a.m. to 1 p.m.
Wednesday, May 15, from 1 p.m. to 7 p.m.
Thursday, May 16, from 9 a.m. to 1 p.m.
Monday, May 27, from 1 p.m. to 7 p.m.
Tuesday, May 28, from 9 a.m. to 1 p.m.
Under Alberta’s Municipal Government Act, property owners have 60 days from the date their assessment notice was mailed to file a formal complaint if they believe their assessment is inaccurate. It’s important to note, however, that complaints must relate to the property’s assessed value or characteristics—not the amount of taxes owed or the municipal tax rate itself.
In Alberta, property taxes are based on the assessed market value of a property as of July 1 of the previous year and reflect its physical condition as of December 31. The assessed value determines how much property tax a homeowner will pay, with the city’s tax rate applied to the assessed figure.
Assessment values are critical for ensuring fairness in the property taxation system. Properties are assessed to market value using industry standards and regulated procedures to maintain equity across the city.
