A major new residential development is coming to Rocky View County, just northeast of Chestermere. The Canal at Delacour Golf Course and its surrounding 315 acres have been purchased by Delacour Development Corp., with plans to transform the site into a master-planned community known as Delacour Crossing.
Located just six minutes east of Calgary and a short drive from Chestermere, the new community promises to deliver a vibrant blend of country living and modern amenities, targeting families, retirees, and golf enthusiasts looking for larger home sites and a quieter lifestyle outside the urban core.
According to a release from Delacour Development Corp., Delacour Crossing will feature approximately 480 premium home sites with 50- to 65-foot-wide lots — a size increasingly difficult to find within Calgary city limits. The project is designed with a strong emphasis on green space, featuring expansive parks, a network of connected pathways, and a central amenity village intended for recreation, community events, and social gatherings.
“The community will be developed in three phases, each containing about 160 homes,” the release states. “Many lots will offer breathtaking views of the existing golf course and adjacent water canal.” For buyers seeking lower-maintenance options, the development will also offer 40-foot-wide villa lots designed for side-by-side living, appealing to both downsizers and young professionals.
One of the most notable features of the development is the preservation and rebranding of the existing 18-hole golf course. The course will continue to operate but will undergo enhancements and will be renamed The Golf Club at Delacour Crossing. The course has long been a favourite among local golfers for its expansive fairways and peaceful countryside setting, and developers believe its inclusion in the new community will significantly boost appeal for future homeowners.
The name “Delacour Crossing” was officially unveiled to the public during the 2025 PGA of Alberta Golf Show in Calgary this past March. According to the release, the project received overwhelming interest and positive feedback from event attendees, vendors, and real estate industry leaders.
“This enthusiastic response highlights the strong momentum and broad appeal the development is generating within the golfing and real estate communities,” the company said.
